Sorry mate I live too far away. I still think this project going to potentally cost much more than you can justify.
Keep in mind that your sparky will need to apply for an "application for connection" with ausgrid because you will need a new meter. This meter wil most likely be a multiphase digital smart meter, that will probable make ausgrid change your account for time of use tariff. Finally your sparky will need to be an accredited service provider, or contrct somone who is in order to do the metering and associated paper works. Goodluck. Personally id rather use a single phase 50 ltr storage hws. |

Black sleaving on an active? This is not Europe. Your mains looks to be 6mm at the most. Possibly even 4mm. You don't have the power available for an instantaneous heater. Its small by today's standards for even a unit with gas HWS. Electric hot water units are being phased out and are only supposed to be installed in units etc where it is not possible to install gas. That is why you are having trouble finding an instantaneous unit in Australia. You could get away just with the small 25L or 50L storage units but they are not going to give a lot of hot water before going cold. Otherwise its a bigger unit or upgrade your mains and try to find the tankless one you want. I hope the earth connection is hidden behind the breakers. Whilst it was just enough to have a shower, it took up a fairly big chunk of cabinet in the kitchen - I was hoping to avoid this now that I'm renovating.

Sorry I'm a little late to this thread, but I want to help for all those in the same situation in the future. I think the key to choosing an electric tankless heater that will work with your limited and specific electrical capacity in your small apt. is to choose the right specs. Getting triple phase power would prob also be quite a lot of effort/money and that's if it's even possible.
